There’s only one thing as important as location, location, location when it comes to Big Island real estate and it is…
Water.
For many homes on the Big Island this means a catchment tank. Catchment tanks have been an absolute game changer for home owners here ever since their introduction in the 1970’s. Because of the size and remoteness of many Big Island properties, catchment tanks have allowed people to live in places they previously found too remote. They also provide a degree of self-sufficiency that many homeowners love.
But as with any self-reliant system… they need to be maintained to function properly. This means you should regularly:
- Clean gutters and keep them clear of debris to prevent contamination.
- Inspect you tanks for sediment buildup and to ensure they are working properly
- Check the filtration systems of your tanks
Another crucial maintenance step that many people don’t consider at first is to have your water tested periodically to make sure it free of potential contaminants including:
- E. coli
- Turbidity
- Lead & Copper
- Roofing materials
- Volcanic Emissions
- Animal activity
Homeowners can take advantage of subsidized testing offered by the Department of Health (DOH). Homeowners pay for shipping and a $25 analysis fee; the DOH covers the remaining costs. Additionally you might consider private testing for a more thorough examination.
Water sample collection is a detailed process requiring proper labeling, packaging, temperature control, and air shipment to Oahu. Alaska Air Cargo (formerly Hawaiian Air Cargo) currently charges approximately $80 for transport. This fee includes an airline charge of $60, TSA screening $12.50, and applicable Hawaii taxes. The total cost a private analysis can run close to $500.
You should also be aware that some lenders may require additional testing before loan approval including:
- coliform
- total cation exchange capacity
- potassium and magnesium.
Please confirm specific testing requirements directly with your lender.
Pre-Collection Recommendations
To improve the likelihood of passing results on the first submission, we recommend the following prior to sample collection:
- Replace water filters
- Confirm UV sterilization systems are functioning properly
- Add approximately 2 oz. of chlorine per 1,000 gallons to the catchment tank about 48 hours in advance (mix if possible)
- For systems using an Uncle Tilo’s Quantum style filter, verify the flow meter reads below 200,000 gallons or replace if necessary
Properties with inadequate filtration systems, poorly maintained tanks, or older water supply lines have a higher likelihood of failing water quality tests, potentially resulting in additional costs.
Turnaround Time
Standard laboratory processing time is approximately two or more weeks. Expedited (rush) processing may be available for an additional fee of approximately $100. Clients should contact Aecos directly to confirm availability and pricing.
